Buyers check before they call
A plot, house or flat is one of the biggest purchases a family makes. Before they call a dealer or visit a site office, buyers want to see the exact location, the payment plan and proof that the scheme is approved. We build real estate websites around those checks, with listing pages, project pages and fast WhatsApp contact.
What makes a real estate website bring leads in Pakistan?
A real estate website brings leads when buyers can find a matching property in a few taps, trust that the project is legal, and reach a person on WhatsApp straight away. That means searchable listings, a page for every project with its payment plan, map and approval details, and every inquiry sent to WhatsApp and a CRM so no lead waits for a callback.
What do the rules say about property ads?
The rules differ by city, and they decide what your website and ads must show.
Islamabad
The Islamabad Real Estate (Regulation and Development) Act, 2020 says no developer may advertise, market, book or sell plots, apartments or buildings in a real estate project without first registering the project with the Real Estate Regulatory Authority. Every advertisement or prospectus must prominently show the Authority’s website address and the project’s registration number. Real estate agents must also register and quote their registration number in every sale they facilitate, and the developer must compensate buyers who lose money because of a false statement in an advertisement.
The Capital Development Authority approves private housing schemes in two steps: a layout plan first, then an NOC. Its private housing schemes page shows the layout plan and NOC status of each scheme, and its illegal housing schemes notice states that sponsors can start development and sell plots only after getting an NOC from CDA.
Lahore and Punjab
Under the Punjab Real Estate Agents and Motor Vehicles Dealers (Regulation of Business) Ordinance, 1980, no one may run a real estate agency unless registered with the registering authority, the District Excise and Taxation Officer, and holding a valid certificate. LDA has warned that housing schemes must not advertise without an LDA NOC, and that buyers should look for a valid NOC number in the ad (Zameen News).
Buyers can check a Lahore scheme themselves. LDA publishes a list of approved private schemes that shows each scheme’s approval stage, such as technically approved or finally approved, with the approval date, and a separate list of illegal schemes. Punjab is moving toward its own real estate regulator: in October 2026 the Lahore Chamber of Commerce asked the Punjab Assembly to advance legislation for a Punjab Real Estate Regulatory Authority, so check for new rules before a launch (The Friday Times).
Karachi and Sindh
The Sindh Building Control Ordinance, 1979 says a developer may not sell or advertise plots without a no objection certificate from the Sindh Building Control Authority, and a builder may not sell or advertise a building by any means before getting its written approval. The ad must mention that approval, and the approval must be displayed at the builder’s office and at the site.
What this means for your website: put the registration, NOC or approval number on every project page and ad, link to the authority’s own list so buyers can check it, and do not market a project before its approval arrives.
Which pages bring buyers?
- Listings with filters: city, society or area, plot, house or flat, size in marla or kanal, budget, and cash or installments.
- Project pages: location map, master plan, plot sizes, payment plan, possession date, approval details and the developer’s office address.
- Area guides: one page for each society or neighborhood you work in, with roads, schools, markets and current listings.
- List your property: a short form for owners who want you to sell or rent their property.
- About page: your office, team photos, registration details and years in the market.
A payment plan is easier to read as a table than as a poster image. Show the same items on every project page:
| Item | What to show |
|---|---|
| Booking | Amount due at booking and what the buyer receives |
| Installments | Number, frequency and amount of each installment |
| Balloting and possession | Payments due at each stage and the expected dates |
| Extra charges | Corner, park facing or main boulevard charges, and development charges |
How should leads reach your team?
Make WhatsApp the main contact option, with a short form as a backup. Put a WhatsApp button on every listing that sends the property ID, price and location in the first message, so your agent knows exactly what the buyer saw. Send the same lead into a CRM with its source (website, Facebook ad, Google ad or portal), the agent assigned and a follow-up date. A simple CRM is a small custom software project, and AI automation can send first replies and follow-up reminders. If you get many chats a day, the WhatsApp Business API lets several agents reply from one number.
Facebook and Google ads for property
Facebook and Instagram ads suit new projects with a clear launch offer, and their lead forms can feed your CRM. Google Search ads reach buyers who already know what they want, such as a 5 marla plot on installments in a named society. Send each ad to the matching project page, not your home page, and track which ads produce site visits, not just leads. Our performance marketing service runs these campaigns, and our guide to Google Ads cost per month explains budgets. Only advertise projects that already have the approvals described above.
How do property dealers rank locally?
Set up a Google Business Profile with “Real estate agency” as the main category, your exact office address and hours, and photos of your office and the projects you sell. Ask each buyer for a review after the deal closes. Build area pages for the societies you know best, so you can appear when buyers search for a society by name. Our guide on how to rank on Google Maps has the full checklist, and our SEO and AI search optimization service covers area and project pages.
Common real estate website mistakes
- Properties sold months ago still marked available.
- “Price on call” on every listing, so buyers move on to the next dealer.
- Project pages with no approval number, NOC details or map pin.
- Copying photos and descriptions from portals or other dealers. Read whether it is legal to copy a website design before you reuse someone else’s work.
- Leads left in a Facebook inbox with no one assigned to follow up.
- Heavy videos and galleries that load slowly on mobile data.
What content attracts buyers?
- How to check if a housing scheme is approved, with links to the LDA, CDA and SBCA lists.
- Marla and kanal explained for first-time buyers.
- Payment plan comparisons for the projects you sell.
- Area guides for each society and phase you cover.
- Documents to check before you buy a plot.
Each guide should link to matching listings and project pages.
